Intro

Farmstead aesthetics slip seamlessly into bed with a contemporary cousin at this bucolic commune of guesthouse and creative venue space known collectively as the DENHARTEN. Sitting postcard-perfect in the hamlet of Tann within the meadows and farmlands of Lower Bavaria, hugging up to neighbour Austria (just 90 minutes east of Munich, and an hour north of Salzburg), this Vierseithof, four-sided farmhouse has been shaped over centuries. First recorded in 1474 and largely rebuilt in 1853, the estate is a listed example of the Rottal region’s distinctive courtyard farms, where exposed red brickwork, decorative gables and careful spatial order defined rural life.

The architecture remains legible today, thanks to an award-winning restoration programme: the red bricks proudly wrap the buildings, aged timber beams and original casement windows tell the tales of centuries. Four buildings frame a central yard, each with its own rhythm and purpose. The former residential and stable building now houses three en suite boutique guest rooms. A cattle stable has become an enclosed, creative, and lofty event space. The arcaded coach house is being prepared for an outdoor kitchen, while the barn, once used for storage and grain, opens for gatherings, weddings, shootings, craft markets and of course, lots of celebrations. The separation between living spaces and event areas is thoughtful and intact, preserving both calm and community.

Laced with History & Soft Design

Interiors carry a quiet dialogue between past and present, gallery and sweet heritage. Original brick walls remain exposed; some marked with centuries-old fresco fragments that feel discovered rather than displayed. Salvaged elements are paired with contemporary furnishings from Danish cult brand FRAMA. The effect is composed and characterful, grounded in history without slipping into nostalgia.

The guesthouse forms the heart of DENHARTEN. Arrival unfolds through a vestibule, then into a library where old volumes sit comfortably alongside modern design and an art series titled 'Flowers', a collaboration between photographer Elias Hassos and Nora Khereddine. A long communal table anchors the vaulted dining space, designed for shared meals, conversation and evenings that gather naturally. Upstairs, two individually restored guest rooms with en suite bathrooms featuring pieces from Antoniolupi designed by Roberto Lazzeroni and the Italian design brand Ex.t range. Vintage prints inspired by William Morris and period florals give the cottage soul a nod, while bold artworks from German artist Alina Birkner usher in a softer melange of sorbet colours against etched frescoes and lighting from Atelier Areti.

Outside, the landscaping gestures wild meadows planted with native fruit trees, kitchen gardens, forests of fragrant herbs and bee-friendly flowers, shaping a working yet chilled environment where the seasons remain firmly present and unedited, marking time with clarity.

Orchards, Rye & Chapels

The Rottal-Inn region is one of Lower Bavaria’s most fertile agricultural landscapes, shaped by soft hills, deep soils and wide skies. Around Tann, fields of wheat, rye and barley sit alongside maize and rapeseed, with hop fields and orchards of apple, pear and plum marking farmsteads and field edges. Market gardening remains part of everyday life, rooted in household use and local exchange.

The landscape moves gently, defined by rhythm rather than drama. The rivers Rott and Inn bring misted mornings, fertile floodplains and a particular quality of light, while forests sit close to open farmland. Historic market towns, parish churches and wayside chapels anchor the countryside, and traditional Vierseithöfe like DENHARTEN continue to express the region’s architectural logic through brick gables, arcaded coach houses and inward-facing courtyards shaped for seasonal life.
