Intro

Close to the ‘Bavarian Sea’, the showstopper Chiemsee, Agrad Chalets reworks sweet simplicity in the language of the Alpine Almhütte (the humble timber refuge once built for herdsmen and wanderers), into a contemporary commune of design clarity and ecological conscience. A hamlet re-engineered for the modernists of creature comfort, Agrad lies in the foothills of the Chiemgau Alps: a communal basecamp for nature lovers who prefer an independent genre of escapism – four crafted walls that go beyond a hotel stay, set quietly on the edge of wilderness, neatly sandwiched between Munich, Bavaria’s cultured capital and Salzburg across the Austrian border.

The Heinrichsberger family, famed for their bonhomie, shaped the tone of Agrad: unforced, convivial and distinctly human. Their chosen collaborators, the architecture and engineering studio Schorsch Brüderl, worked with considerable precision, taking a former campsite's footprint and creating a consciously low-impact concept. Agrad Chalets is a timber, glass and soul mandate, conceived not as a hotel but as a living rhythm between architecture and landscape.

Winner of the German Design Award, Agrad, which in the local bayrisch dialect is a colloquial nod to “just right”, defines the spirit of this place set between moorland, dense canopies of fir, spruce and beech, and an 80 km² lake carved by glacial activity some 10,000 years ago. Here, the mountains of Kampenwand, Geigelstein, Hochries, Spitzstein and the distant Wilder Kaiser whisper softly: ‘der Berg ruft’.

Nuances of Authenticity

Inside the chalets, the views are in constant performance, which can be optionally shielded by ingenious sliding panels that mimic hung barn doors and window shutters. Brüderl’s team: founder Schorsch Brüderl and his sons, Georg and Benedikt, approach architecture as landscape choreography and are custodians of the fragile moorland ecosystem: a natural commitment to protect and nurture. 

The community of chalets radiate from the heated swimming pool and landscaping; there is a clever feel of being more innate rather than constructed. The building’s ridged timber façades and deep-pitched pencil-lead grey rooflines sit confidently and comfortably within the Chiemgau Alps and coniferous forests. A seamless formula. 

Interiors follow the principle of intentional simplicity, shaped by open volumes, soaring beams and glass façades that flood the spaces with Alpine light. Materials are tactile and honest: brushed oak, matt steel, stone and hand-thrown ceramics.

Designer Fab Greiser of x-height studio brought nuanced tonality to the colour palette and design concept, while photographer Andreas Jakob and artist Steffi Bauer introduced a visual rhythm drawn from the reeds, meadows and soft mists of nearby Bärnsee.

Sustainability was part of the first sketch. Agrad Chalets preserves existing ecosystems and operates on self-generated energy. Materials, naturally in this part of the world, are indigenously sourced under the mantra of architecture with an authentic conscience.

Agrad is a hamlet of twelve two-storey chalets and an elongated barn-house hosting fifteen suites, each one an independent retreat, geared for self-catering with the ease of a luxury hotel. Designed for couples, families and friends, every chalet spans 75 m² with double bedrooms, an open gallery and a living area framed by a sculpted fireplace and wide mountain views. The generous suites range from 37 m² to 60 m² and continue in the same design dialogue, complete with either a terrace or a balcony.

Large terraces and private gardens open into the landscape, furnished with loungers, barbecue stations, private saunas and hot tubs for evenings under the stars. Kitchens are equipped with BORA hobs, wine fridges and custom cabinetry, handcrafted in Brüderl’s own workshops.

Inside, the choreography continues: black steel staircases, chalky linens, Edelweiss embroidered textiles, woollen throws, handmade ceramics in rust-orange, polished concrete or wooden floors, timber-wrapped ceilings and sliding panels that filter the light. Every view has its own frame, whether Kampenwand, Geigelstein, Hochries or the quiet reflection of the Bärnsee moor. Yoga enthusiasts are also catered for in the in-house spacious Yoga Studio, conceived with the same love of light and materials, which completes the cycle of balance. In addition, a series of beauty treatments and massages are available in the comfort of your chalet-suite. 

Morning Beauts, BBQ & The Wine Fridge

Surrounded by a lively culinary scene, Agrad is all about self-catering and freedom. The beauty is that it comes with a hearty Bavarian feast delivered to your door. Meanwhile, should guests fancy dining in-house, there’s a chef on hand to rustle up a fondue and regional dishes; besides, there’s a BBQ to get fired up as well as the handy wine fridge. Nights on the terrace are made for stargazing after cooking up your own feast or returning home for a nightcap.

This is not a place of grand gestures but of everyday rituals done well. Morning coffee on the terrace, a board of mountain cheese at dusk, the scent of pine and warm bread drifting through the air.

Ornithology to Versailles & The Nuns

The Austrian city of Salzburg lies forty-five minutes away and Munich just an hour. Lake Chiemsee, with its 83 km shoreline, it’s often referred to as the ‘Bavarian Sea’, a vast mirror of water edged by meadows, bird sanctuaries and reed-lined shores. At its heart stands Herrenchiemsee Palace, King Ludwig II’s grand but unfinished homage to Versailles, while nearby Fraueninsel – a car-free Benedictine island founded in 770 – remains home to 250 residents and monastic gardens.

Ten minutes inland, Aschau im Chiemgau sits beneath the Kampenwand beside the tranquil Bärnsee moor, a reserve of boardwalks, orchids and gentle light. The Chiemgau Alps frame the horizon: Geigelstein at 1,808 metres, Hochries at 1,569 metres, Spitzstein at 1,598 metres and the distant Wilder Kaiser. 

Winter brings skiing, cross-country trails, luge runs, and toboggan tracks to Kampenwand, Hochfelln, Sudelfeld, and Reit im Winkl. Summer offers hiking, cycling, and wild swimming in the lakes of Chiemsee, Simssee, and Walchsee.
